Rather than inputting the full formula for transfer of equity UK Stamp Duty into a calculator, email template or document template, the helper: ‘#ukmortgagestampduty’ points the app towards the full formula which is written directly into its coding. In effect, the helper becomes shorthand for the full formula.

The helper includes three data markers:

  • consideration.amount (the data marker relating to the size of the proposed remortgage).
  • existing.mortgage (the data marker relating to the size of the existing mortgage).
  • primary.home (the data marker relating to whether the property is the client’s 1st or 2nd+ home).

These three data markers are the variables that affect transfer of equity UK Stamp Duty. As a result, for the helper to function they must have been inputted into the matter.

The Transfer of Equity Stamp Duty Helper Can Fail for Two Reasons:

  • The helper has been inputted incorrectly (words have been spelt wrong, brackets are missing, or there are additional ‘spaces’ in place.)
  • The three data markers do not exist within the matter (necessary data is missing for the formula’s calculation).


To help find these errors, this document is broken down into three sections that separate the different uses of the Stamp Duty helper:

  • The stamp duty helper within a calculator is not working.
  • The stamp duty helper within a document or email template is not working (matter was opened with a calculator).
  • The stamp duty helper within a document or email template is not working (matter was opened without a calculator).


The helper should appear as below:

The Transfer of Equity Stamp Duty Helper Within a Calculator is Not Working

Begin by looking at the formula inputted into the calculator.

Click > ‘Settings’.

Click > ‘Quote Calculators’.

Click > ‘Edit’ on the quote calculator that you wish to input the helper.

Click > ‘Quote’ tab.

Hover over ‘Stamp Duty Land Tax’ and click > ‘pencil icon’ to edit the fee.

Scroll down to ‘Fee calculation or cost’ and ensure that the formula looks as follows:

Click > ‘Save’.


If the error persists, check the questions that relate to the data markers:

As before, click > ‘Settings’ > ‘Quote Calculators’ > ‘Edit’.

In the ‘Initial Questions’ tab, will be the questions:

  • ‘Is this your primary home?’
  • ‘Existing Mortgage’
  • ‘Consideration Amount?’

Click on these questions and ensure that their data markers match the following, respectively:

  • primary.home
  • existing.mortgage
  • consideration.amount


Please note: It is also important to ensure that these sections have been filled in when completing the calculator.

The Transfer of Equity Stamp Duty Helper Within a Document or Email Template is not Working (Matter was Opened With a Calculator)

Begin by following the steps in the previous section. If the problem persists, the error may exist within the helper’s entry in the document or email template.

To check this:

Click > ‘Settings’.

Click > ‘Document Templates’ or ‘Email Templates’ depending on which is required.

Click onto the relevant template. Ensure that the helper is written as below:

The Stamp Duty Helper Within a Document or Email Template is Not Working (Matter Was Opened Without a Calculator)

Begin by following the instructions in the above section. If the problem persists, it may be due to an error in the inputting of the data markers. As the matter has been opened without a calculator, in this instance, the process of checking this is different. Complete the following:

Click > ‘Settings’.

At this stage you may need to add additional custom data in the form of data markers, or edit existing custom data if it does not match as written below:

  • primary.home
  • existing.mortgage
  • consideration.amount


The helper should now function within all email and document templates that it is used.
